The proposal is a medium-density courtyard-type social housing development with 41 residential units in a mixture of studios and 1 bedrooms.

The architectural character of the proposed development will contribute to the evolving streetscape of the 400 Block of East Pender by developing a modern architectural vocabulary to complements and contrast with the heritage aspects of the neighborhood and provide much-needed livable and social housing units in Strathcona.

The proposed courtyard scheme provides light-filled homes with a shared communal garden for all residences. The project will provide 36 one-bedroom units and 5 ground-level studio units fronting Pender Street. The upper-level units will be accessed through the exterior courtyard on the second, third, and fourth floors which is entered from a breezeway street entry. An accessible path will be provided to each residential unit with an elevator servicing Levels 1 to 4.
